Jaycees Brantford Non-Profit Homes is taking a practical approach to creating more affordable housing in Brantford/Brant. This fall, JC Homes will purchase and install five new Accessory Dwelling Units (ADUs) on properties within our existing housing portfolio.

From Idea to Action
For several years, JC Homes has been exploring how existing residential properties could help address Brantford/Brant’s growing need for affordable housing.
Those conversations helped us understand what is possible.
Now, we’re putting the idea into action.
JC Homes is moving forward with a five-unit ADU pilot project, purchasing five units that will be installed on selected properties within our existing portfolio.
This pilot will allow us to learn what works — from site selection and installation to construction, approvals, operations and long-term affordability — while creating five additional affordable homes in our community.
What is an ADU?
An Accessory Dwelling Unit is a smaller, independent home located on the same property as an existing primary residence.
ADUs can provide:
A complete, independent living space
Additional housing without acquiring an entirely new property
An opportunity to make better use of existing residential land
A way to gently increase housing density within established neighbourhoods
New affordable housing while maintaining the character of existing communities
For JC Homes, ADUs represent an opportunity to add homes without starting from scratch.
Building More Homes Without Building New Neighbourhoods
JC Homes already owns and operates a portfolio of affordable family homes throughout Brantford and Brant County.
That gives us something many housing organizations don’t have: existing homes, existing properties and established neighbourhoods where thoughtful intensification may be possible.
Rather than looking only at new land acquisition, we are asking a different question:
What if the properties we already have could help house more people?
Our ADU pilot is the first step in answering that question.
Five Homes Are Just the Beginning
The five ADUs being installed this fall are a pilot project, not the finish line.
Through this first phase, JC Homes will evaluate how ADUs can be incorporated into our portfolio and identify opportunities to expand the model to additional properties.
Our long-term vision is to intensify suitable JC Homes properties with additional affordable homes, creating new housing opportunities while making responsible use of land and infrastructure we already own.

Why ADUs?
Brantford needs more affordable housing, but creating new housing isn’t always about finding a large piece of land and building an apartment building.
Sometimes the opportunity is already sitting in our own backyard.
